GENERAL CHECKLIST FOR ESTIMATE


CONSIDERATIONS IN PREPARING

A COST ESTMATE OR A BILL OF MATERIALS

A. SITE CHECKING

Check the site condition and location, check availability of transportation, water supply, electricity, etc. Before proceeding to the preparation of Estimate or Bill of Materials (BOM), consider first the following by taking into consideration the actual site conditions:

1. Additional fee for hauling of materials,

2. Adjustment of labor cost for non-availability of manpower

3. Additional cost of labor due to mobilization factors

4. And other factors that will affect construction operation on site

B. SOIL TEST

Verify the soil condition and check engineering parameters like soil density, porosity and other requirements needed for the design of foundations. Another thing to consider is whether soil poisoning, backfilling or grouting the soil is necessary which can greatly affect the cost of the project.

C. PREPARATION AND SECURING OF PLANS AND DOCUMENTS

The preparation and acquisition of plans and documents like architectural and plumbing works Specifications from either a consultant or a firm must also be considered in the over-all cost of the project.

D. ACQUISITION OF BUILDING PERMIT

For every cost range of a project, there is an accompanying amount of fee needed to acquire a building permit and usually the more costly the project, the more it will have a higher cost to acquire a building permit. Also you may want to consider the labor for someone who will follow-up the processing of the permit cause its very time consuming.

E. SITE CLEARING

Site clearing may vary as to every project and its depended on the type of terrain the site is located. It may include the following:

1. Demolition of existing structure

2. Site clearing

3. Cut and fill of elevation required

4. Demolition of existing trees (needs a costly permit from the gov’t. e. g.DENR)

F. MOBILIZATION

Estimates must include the construction of the following:

1. Storage Bodega

2. Security Out post

3. Field Staff Office

4. Temporary Electrical Post, Connection and Room

5. Temporary Mechanical Room

6. Installation of Water Supply

7. Installation of Portable Water closet (Portalets)

8. Installation of Perimeter Fence

G. STAKE-OUT/LAY-OUT OF BUILDING

This must be considered specially for the whole duration of the project for those that are medium to high rise constructions whereby elevation and benchmarks are needed on every aspect of the project.

The usual fee’s include:

1. Surveyors’ fee

2. Form for batter board

3. Consumables like nails, tie wire and strings are to be considered

H. INITIAL INSPECTION TO PEST CONTROL

Pest control consideration are to be considered so as to prevent damages in the future specially if the structure proposed is made of wood or like materials. Inspection by a licensed pest control must be done prior to Excavation works and Backfilling. This is usually free but given the worst conditions where termite or pest are prevalent, then this must be under consideration in the Cost estimates.

I. EXCAVATION AND BACKFILLING

Usually consists of the following:

1. Heavy equipments for hauling and excavation

2. Manpower for hauling and excavation

3. Cost for use of water pump

4. Possible use of sheet piles to contain water

K. STEEL REINFORCEMENT AND CONCRETE WORKS

L. MASONRY WORKS

M. ROUGHING-IN OF ELECTRICAL, MECHANICAL AND PLUMBING

N. ACCOUSTIC AND SOUND PROOFING

O. STEEL WORKS & CARPENTRY WORKS

P. ROOFING

Q. WATERPROOFING

R. PAINTING

S. TILE WORKS

T. FENESTRATION

U. PUNCHLIST WORKS & RECTIFICATION

V. TESTING & COMMISIONING

W. FINAL RECTIFICATION

X. PHYSICAL TURN-OVER OF PROJECT

Y. OPERATION & MAINTENANCE
